Jeffrey Meltzer has a broad range of commercial real estate experience and focuses his practice on the acquisition, disposition, financing and leasing of commercial properties throughout the United States, including shopping centers, office/industrial buildings, apartment complexes, manufacturing facilities and vacant land for development, in both single-asset and portfolio transactions. He represents institutional lenders and borrowers in commercial mortgage loan transactions (both conventional and securitized), and is experienced with various asset types, including retail, office, hotel, multifamily and industrial properties, as well as alternative methods of financing including mezzanine loans and preferred equity.  He also represents both landlords and tenants in commercial lease transactions involving retail shopping centers, office and industrial buildings, with a particular emphasis on retail space in the NY/NJ metropolitan area.

Prior to joining Sills Cummis & Gross in 2005, Mr. Meltzer worked at a mid-sized firm in New York City where he represented major financial institutions in a variety of real estate and commercial finance matters.

    • Counsel for numerous lenders and borrowers in CMBS and conventional mortgage financings.
    • Counsel for New York City-based real estate fund in bridge loan and mezzanine loan financings, as well as preferred equity investments.
    • Represented borrower (an affiliate of a Korean investment company) in $210,667,000 refinance of the North American headquarters of a Danish pharmaceutical company located in Plainsboro, New Jersey.
    • Represented developer of apartment complex in Bergen County, New Jersey in $52,000,000 refinance of mortgage loan purchased by Federal Home Loan Mortgage Corporation (“Freddie Mac”).
    • Represented lender in $49,000,000 credit facility to contractor performing rehabilitation, reconstruction and new construction of residential homes in Texas damaged by Hurricane Harvey and the 2015 and 2016 Texas flood events. The credit facility was secured by an assignment of grant payments issued in connection with the U.S. Department of Housing and Urban Development’s Community Development Block Grant Disaster Recovery Program.
    • Represented borrower (a NJ-based real estate investment company) in the simultaneous refinance of a six-property portfolio with regional bank.
    • Represented developer in the recapitalization of a 258-unit apartment complex in Montclair, New Jersey. The transaction involved the sale of an 80% membership interest in the property owner for $107,200,000, and a simultaneous mortgage financing with an institutional lender in the amount of $87,100,000.
    • Represented national insurance company in $104,000,000 purchase of a portfolio of seven grocery-anchored shopping centers located in Central Pennsylvania involving the assumption of securitized mortgage debt.
    • Represented real estate investment company in $62,500,000 sale of Somerset Financial Center in Bedminster, New Jersey.
    • Represented a family real estate company in the $47,500,000 portfolio sale of three industrial properties located in Carlstadt and East Rutherford, New Jersey to an institutional buyer. The sale included the conveyance of an existing solar system and assumption of solar loans by the buyer.
    • Represented developer in acquisition of property being operated as coal mine on approximately 1,400 acres in the Borough of Archbald, Lackawanna County, Pennsylvania for $18,855,000.
    • Represented real estate investor in $20,500,000 sale of apartment complex in Keyport, New Jersey and $12,650,000 sale of apartment complex in Alpha, New Jersey.
    • Represented developer in $28,000,000 purchase of low income housing apartment building in Newark, New Jersey with preferred equity investment from institutional investor.
    • Represented developer in $16,510,000 purchase of former Verizon building located in Newark, New Jersey to be redeveloped into a mixed use residential building.
    • Represented asset manager in $32,250,000 sale of retail shopping center in Easton, Pennsylvania.
    • Represented REIT in $15,760,000 acquisition of office building in Princeton, New Jersey.

    • Represented real estate investment fund/operating partner in joint venture with institutional investor for the acquisition and conversion of industrial property located in Norwalk, Connecticut to warehouse and distribution space.
    • Represented tenant in acquisition of property located in Hillsborough, New Jersey for $6,500,000 pursuant to exercise of purchase option in lease.
    • Represented family group in tax deferred exchange of investment property pursuant to section 1031 of Internal Revenue Code.
    • Represented regional financial institution in sale/leaseback of branch location in Union County, New Jersey.
    • Counsel for national financial institution in leasing of branch and office locations throughout the United States.
    • Represented national home products retailer in shopping center leases throughout the United States.
