Land Use & Zoning Associate – Newark

Sills Cummis & Gross P.C. is seeking a highly motivated Land Use Attorney with 5–7 years of relevant experience to join its established and sophisticated statewide Land Use Practice Group within the firm’s broader inter-disciplinary Redevelopment Law Practice Group. Candidates must be admitted to practice law in New Jersey and possess substantial experience handling complex land use and zoning matters. Experience with the redevelopment process and related real estate development matters is a plus.

The successful candidate will represent national, regional, and local developers, property owners, public utilities, and institutional clients in connection with a broad range of land use and redevelopment matters throughout New Jersey. Responsibilities will include obtaining and defending land use approvals and permits, advising clients on redevelopment projects, conducting land use due diligence, and managing land use and redevelopment litigation.

Requirements

  • 5-7 years of land use and zoning experience.
  • Experience representing clients before municipal land use boards and governmental agencies in connection with site plan, subdivision, variance, rezoning and general development plan applications.
  • Experience navigating New Jersey’s complex local, county, regional, and state land use regulatory framework and coordinating approvals from multiple government entities.
  • Ability to advise clients on redevelopment matters, including redevelopment area designations, redevelopment plans, redeveloper agreements, PILOT agreements, redevelopment incentives, and other economic development programs.
  • Familiarity with land use and redevelopment litigation in New Jersey State Courts, including challenges to approvals, denials and governmental land use actions.
  • Experience conducting comprehensive land use and zoning due diligence for acquisitions, dispositions, leasing transactions, and development projects.
  • Ability to work collaboratively with clients, planners, engineers, architects, environmental consultants, and government officials to advance development and redevelopment projects.

Qualifications

  • Possess a JD from an accredited law school with a strong academic record.
  • Must be licensed to practice in the State of New Jersey.
  • The ideal candidate will demonstrate strong legal research, writing, advocacy, and negotiation skills, as well as the ability to manage matters independently while providing practical, business-oriented counsel. Experience appearing before planning boards, zoning boards of adjustment, and state regulatory agencies is strongly preferred.

Salary and Benefits

  • The anticipated salary range for this position is $210,000 – $230,000, commensurate with experience, qualifications, and overall fit. In addition to base compensation, the Firm offers a comprehensive benefits package.
